InSitu draws up the check-in and check-out inspection report, room by room, with photos, dictated observations and both parties’ signatures. The result is a PDF to attach to the lease and register.

InSitu runs on iOS and iPadOS 17 or later. Nothing else: your device’s camera and microphone do the rest.
From the iPhone XS and XR, and every iPhone SE from the second generation.

The usual rooms are ready, each with its standard items: floor, walls, ceiling, doors, windows, fittings. Per item you choose good, normal wear or damaged.
Photos per room, with a damage marker and comment. You dictate observations; the text lands in the right field, even without coverage.
Both parties sign on the device. The PDF comes with numbered photos, meter readings, keys and initials on every page. The Word document is the editable working version.
Every report becomes an A4 PDF: parties with address and presence, meter readings with meter number and EAN code, keys, per room the items and their condition, and all photos numbered with date and time.
At the bottom the closing formula and both signatures, with initials on every page. At check-out a table of differences from the check-in is added.
On the iPhone you draw up the report on site. On the iPad, list on the left and report on the right, you finish it at your desk. Everything syncs through your own iCloud.
With the same Apple account on both devices you see the same reports, photos and signatures on each.
In a cellar or an empty property everything keeps working. Dictated observations are transcribed once the connection is back.

For documents without watermark you buy that once, in the app. No subscription, no recurring charge, valid on all your devices with the same Apple account.
The model follows what the Flemish, Brussels and Walloon housing rental rules require: detailed, drawn up with both parties, dated and signed, with meters and keys. The app does not give legal advice.
